The property was only on the market a short time, and had many interested buyers inspect. With competitive bidding, saw this property sell above the asking price.

When ever we sell a property, its understandable and obvious that the property will not suit everyone. Potential sellers always want to compare their property to similar properties, and I believe it helps to know what potential buyers said about properties.

Please find some comments that some buyers that inspected the property, thought. Firstly comments from buyers that didn’t suit the home.

Some buyers thought the apartment was too small for their needs.
Some preferred a very quiet street.

The location – Close to balmoral beach.
They loved the practical floor plan.
They loved the approval to put french doors off living area – Therefore opening up the living areas onto courtyard.
They love how light and sunny the apartment is.
Another added feature that is hard to come by in this price range is the double parking. This in a 2 bedroom apartment is rare. (In this price)
They loved the small boutique complex.

Did you know that a pane of glass can lose 10-15 times more heat/cold than an insulated wall of the same size?? With Australian homes containing a lot of glass, this figure is astounding. Of course we love openness and light in our homes, but 35% of our energy costs go towards heating and cooling!

Media reports have also stated that energy costs will rise up to 63% over the next 3 years, so what can we do?

Window coverings can be used to trap a layer of still air between the room and the glass. By selecting the appropriate window treatments, one can expect a saving of up to 40% on energy costs!! It should be noted that not all window coverings are equal, and as such, expert advice is needed to ascertain the best treatments for each situation. However, in general, fully lined curtains with pelmets are the best option to reduce energy costs.

An added bonus of investing in window coverings is that they are carbon neutral and therefore you will help the environment by reducing your carbon footprint. In a green paper released by the Australian Government, window coverings were mentioned as a clean energy option, and they were to be encouraged.

MADDISONS Real Estate Mosman – Tips When Buying A Property

I remember when I was younger, people would always say -  If only I was your age and know all the things that I know now…  

I would always try to get them to tell me something that I could learn, mainly so I didn’t make the same mistakes as them. 

This is one of my tips from a mistake I made in buying real estate, when I was much younger. 

When you are looking at buying an apartment, always consider obtaining a building and pest report as well as a strata report.

Most people think that all current and past issues will be in the strata report.   However, sometimes the strata managers and even the property owners  don’t know there is a problem.  

When I was about 22, I purchased an investment property and our  solicitor ordered a strata report.  The property was in a small complex of 4.  When the strata report came back, the solicitor suggested that we not ‘waste’ money on a building and pest report.  He suggested further that if there were any issues it would have been raised in the strata report. 

The only problem was that all 4 apartments had been rented for a long period of time, and nobody knew there were any problems with the building. 

After about 3 years, we found out there were major concerns with the foundations.   From us not spending a couple of hundred dollars on a building and pest report, cost us thousands when we went to sell the property.

I would suggest to seek legal advice,  however it may help to cover all bases and order the reports available.  If anything for peace of mind.   

I wish I did all those years ago.
